Modern One-Bedroom Townhouse with Pool

🏡 General Information

• Property Type: 1-Bedroom Townhouse (Two-Storey)

• Total Area: 90 sq.m. built-up across two levels

• Location: Melasti Townhouse, Ungasan, Bukit, Bali

📐 Layout & Advantages
This thoughtfully designed two-storey townhouse offers a spacious 90 sq.m. of living space, perfectly balancing comfort and functionality. The ground floor features an open-plan living, dining, and kitchen area that flows seamlessly onto a private terrace, with access to the shared swimming pool. Upstairs, the generously proportioned bedroom provides a peaceful retreat, complemented by a modern bathroom. The residence is built with prefabricated steel load-bearing frames and 10 cm sandwich panel walls, providing genuine acoustic and thermal separation between units — a deliberate engineering response to the common Bukit issue of sound bleeding between neighbouring plots.

👨‍👩‍👧 Perfect For

Couples and small families – The efficient yet spacious layout is ideal for those seeking a manageable home base in the Bukit corridor. The gated compound with 24/7 security and high perimeter walls creates a safe, private environment, while nearby schools such as Bukit Sunrise School (580 m) add to the family-friendly appeal.

Tourists and long-stay visitors – Located in Ungasan, the townhouse is within a short scooter ride of Pandawa Beach, Timbis Beach, and Gunung Payung, placing the Bukit’s famous white-sand beaches and surf breaks within easy reach. The on-site co-working space and café support extended stays, while the surrounding lane offers restaurants such as Casa Asia (190 m), Orange Resto (410 m), and Nectar Specialty Coffee (470 m).

Investors – Melasti Townhouse offers a projected ROI of around 14% (pre-tax projection), supported by the Bukit’s year-round rental demand. Ownership is structured on a 30-year leasehold with a 20-year extension option (50 years total), with a 30% down payment on signing. The developer, Alex Villas Group, manages over 150 units in-house with quarterly payments to owners, providing a proven operational framework for rental income.
